What to do if your stage 2 complaint response is more than 1 year old

The Housing Ombudsman cannot consider every complaint referred to the service. If it has been 12 months or more since your landlord issued its stage 2 (final) response to your complaint, we will not be able to consider it for investigation. 

We can only consider a complaint about an issue that has been through both stages of a landlord’s complaints process. If the issues raised in the complaint were previously resolved but have now reoccurred since the stage 2 response, you can make a new complaint to your landlord. 

If you believe that there are circumstances we should be aware of as to why you have not referred a complaint to us within 12 months of the landlord’s stage 2 response, you will need to let us know the reason/s you have not referred it to the service sooner for us to consider.
