Background
- In 2024 the resident made 2 separate complaints to the landlord. These complaints included concerns about damp and mould, structural issues, antisocial behaviour, and staff conduct. In June 2024, the landlord issued a single stage 2 complaint response for both complaints. It then provided a follow-on response in July 2024 because not all elements of the resident’s concerns had been addressed in its earlier response. The resident asked us to investigate both complaints.
What the complaint is about
- The complaint is about the landlord’s handling of:
- Reports of repairs relating to damp and mould and structural issues at the property.
- Concerns about staff conduct.
- Reports of antisocial behaviour and fly‑tipping.
Our decision (determination)
- We have not investigated the resident’s complaints because they are outside our jurisdiction.
Summary of reasons
- The issues which were addressed by the landlord in its stage 2 response were referred to us previously and were considered and investigated under case reference 202403124. We may not investigate complaints that seek to raise again matters which we or any other Ombudsman have already decided upon. As we have previously considered the resident’s complaints and issued a determination, we will not conduct a further investigation.
