Reasons

4. We may not investigate matters where the resident has had or will have the chance to raise the subject of the complaint as part of legal proceedings. In this case we can see that legal proceedings were issued at court on 11 September 2025. The resident has had the chance to raise the complaint issue during those legal proceedings. For this reason, we will not investigate the complaint about the landlord’s handling of a reported leak from an upstairs flat.
