We publish decisions as part of our commitment to being open and transparent.
Decision reports do not include residents’ names, but we name landlords. They date from December 2020, and we publish them 3 months after the final decision date.
In some cases, we will not publish a decision if it is not in the resident’s or landlord’s interest. Or if we will compromise the resident’s anonymity. You can read more in our guidance on decisions.

The landlord acknowledged its failures in response to the complaint. In line with its policy at the time, the current housing officer should not have responded at stage 1. However, we have not identified any detriment or overall impact caused. The compensation offer was appropriate and was enough to satisfactorily resolve the failures related to the handling of the complaint.

The landlord failed to respond to all aspects of the resident’s complaint such as her concerns about its contractors conduct. This was a missed opportunity to explain its investigation and show that it had taken her concerns seriously and tell her what it found. It only focused on the fact it responded to her concerns about the conduct of its member of staff in its response of 23 March 2023.
