Background
- The resident raised multiple reports about electrical safety in the property. The reports varied in area and type of fault. Whilst the landlord made multiple repairs, the resident believed there to be an underlying issue with the electrics in the property.
What the complaint is about
- The complaint is about the landlord’s handling of the resident’s concerns about electrical safety in the property.
Our decision (determination)
- After considering the evidence, we have found the complaint is outside of our jurisdiction. As a result, we have not investigated it.
Summary of reasons
- We cannot consider complaints which, in our opinion, concern matters that are the subject of court proceedings or were the subject of court proceedings where judgement on the merits was given.
- The resident issued a disrepair claim at court on 24 October 2025. Having considered the issued claim against the landlord, we are satisfied that the matters raised in the substantive complaint are the subject of court proceedings. The complaint is therefore outside of our jurisdiction to consider.
